1. Property Booking & Allotment

All property bookings made through Amitabh Builders & Developers (including projects like Janki Villa) are subject to availability and final confirmation by the management.

• Booking amounts are non-transferable unless explicitly approved by the management in writing.
• Final allotment of plots or homes is subject to the clearance of all dues as per the agreed payment schedule.
• The company reserves the right to cancel a booking if the buyer fails to adhere to the payment timelines, subject to cancellation charges.

2. Portal Usage & KYC Guidelines

We provide secure online portals for our Customers, Associates, and Employees. To maintain the integrity of our systems, the following rules apply:

• Mandatory KYC: As per real estate and government regulations, providing valid Aadhaar and PAN details is mandatory for all portal registrations.
• Account credentials (User ID and Password) must be kept strictly confidential. The company is not liable for any loss arising from the unauthorized use of your account.
• Any associate found misrepresenting the company, making false promises to clients, or engaging in fraudulent activities will face immediate termination and legal action.

3. Cancellation & Refund Policy

We believe in transparent dealings. In the event of a cancellation requested by the customer, the following conditions will apply:

• A formal written request must be submitted to the head office or via our official email.
• Refunds (if applicable) will be processed after deducting administrative, legal, and cancellation charges as mentioned in your original booking agreement.
• The processing time for approved refunds may take between 30 to 45 working days.

4. Intellectual Property Rights

All content present on this website—including but not limited to company logos, property maps (Phase 1, Phase 2), site images, text, and graphics—is the exclusive property of Amitabh Builders & Developers Pvt. Ltd. Unauthorized copying, reproduction, or commercial use of these materials is strictly prohibited and punishable by law.

5. Modifications to Terms

The company reserves the right to update, modify, or replace these Terms and Conditions at any time without prior individual notice. Changes will be effective immediately upon posting on this website. Users are advised to review this page periodically.

6. Governing Law & Jurisdiction

These terms and conditions are governed by and construed in accordance with the laws of India. Any disputes arising out of property bookings, associate agreements, or website usage shall be subject to the exclusive jurisdiction of the courts located in Darbhanga, Bihar.
